Here’s what happened in the Cherokee County Housing Market in June of 2026.
Short story—inventory continues to stack up, and prices are taking a hit because of it.
The median sales price in June came in at $485,000, which is down about 5.9% YOY. And it’s not just inventory mix; price per sq ft is also down at $205, a 1.9% decrease from the same time last year.
We ended June with 1,470 homes for sale, which is up 14.1% YOY. That’s the most homes for sale in any single month since September of 2014. Buyer traffic, though, is flat YOY, at around 3.4 showings per listing per month. So, we’re continuing to see a supply and demand imbalance. With average 30 year mortgage rates ticking up to 6.43% and continued inflation headaches, affordability is keeping potential buyers sidelined.
That has more homes just sitting– Inventory is up 7.5% year over year to 4.3 months, which is a 12 year high. Pending sales, those homes under contract and set to close, is down 20% YOY at 296. As of today, the homes currently actively listed in Cherokee county have been on market for about 96 days, on average.
So basically, we continue to have more homes for sale than there are buyers, and that has started to put some real downward pressure on prices. Now, that’s not true in every area or neighborhood- some sought after neighborhoods or areas are still humming along- but generally we’re seeing a notable slowdown.
