Cherokee County GA Housing Market update for September 2026!

Here’s what happened in the Cherokee County Housing Market in September of 2026.

Short story—things are slowing for the fall, as expected, but a bit more dramatically than usual.

The median sales price in September came in at $470,000, which is down about 5.1% YOY and down about $37,000 just from this July. That’s partially due to inventory mix, as Price per sq ft is flat YOY at $210 – which means we’ve seen sales of some smaller, less expensive homes accelerate in the last month or 2.

We ended September with 1,444 homes for sale, which is up 7.7% versus last September. That’s the most homes for sale in any single month in the last 11 years. But, we only had 283 sales closed last month, a 6% YOY decrease, and the slowest September since at least 2013, which is as far back as the MLS data goes. So yeah, way more houses for sale than buyers shopping.

That in turn has more homes just sitting– Inventory is still stuck at around 4.3 months, which is up 4.9% versus last September. Pending sales, those homes under contract and set to close, is down a whopping 31.7% YOY at just 209.

So expect to see activity continue to slow for the fall, as usual, but with so many homes still for sale and interest rates over 7%, we’re going to see more pronounced downward pressure on prices as sellers compete to get homes sold.

If you’re thinking about buying or selling a home this year, or just have questions, get in touch, and we’re happy to help!
