Cherokee County, GA Market Update for April 2026

Here’s what happened in the Cherokee County Housing Market in April of 2026.

Short story—activity has picked up for the spring, but . . .

The median sales price in April came in at $460,000, which is down about 6.5% YOY and down for the 4th straight month- we were at $500,000 in December. Price per sq ft is up slightly at $214, a 1.4% increase from the same time last year.

Buyer traffic has picked up a bit. We’re seeing 4.2 showings per listing per month, up 10% YOY. But, they have a lot of homes to choose from AND 30 year mortgage rates are still stuck around 6.37% so we’re not seeing a corresponding pickup in closed sales.

We ended April with 1,415 homes for sale, which is up 31.5% YOY. That’s the most homes for sale in any single month since July of 2015. Median days on market came in at 19, which is up a 46.2% YOY. Keep in mind though, that’s just for the 393 homes that actually sold.

More homes are just sitting– Inventory is up 27.3% year over year to 4.2 months, which is a 12 year high and not a particularly positive sign in the spring.

So basically, we continue to have more homes for sale than we’d usually see at this time of year, and buyers have a lot to choose from. Homes are sitting longer on market and we’re seeing more price decreases.
