Here’s what happened in the Cherokee County Housing Market in March of 2026.
Short story—we’re seeing kind of a squishy start to the spring market.
The median sales price in March came in at $462,000, which is down about 7.6% YOY and down for the 3rd straight month. And it’s not just inventory mix. Price per sq ft is down 2.8% versus last year at $205.
We ended March with 1,300 homes for sale, which is up 34.3% YOY. Median days on market dropped sharply to 21, which is down a surprising 12.5% YOY. Keep in mind though, that’s just for the 319 homes that actually sold. More homes are just sitting– Inventory is up 37.9% year over year to 4.0 months—that’s the most inventory for any March since 2014.
Buyer traffic has finally started to pick up a bit for the spring. We’re seeing 4.7 showings per listing per month, up 20% versus February. But, they have a lot of homes to choose from so that’s not necessarily translating to a boom in closings so far.
So basically, there are more homes for sale right now than we’d usually see at this time of year, and buyers have a lot to choose from. We’re seeing more price decreases and it’s going to take a bit longer to get homes sold right now.
